Excerpt From Admissions and Continued Occupancy Policy
It is the policy of the Ferndale Housing Commission to fully comply with all Federal, State and local nondiscrimination laws; the Americans with Disabilities Act; and the U. S. Department of Housing and Urban Development regulations governing Fair Housing and Equal Opportunity.
No person shall, on the grounds of race, color, sex, religion, national or ethnic origin, familial status, or disability be excluded from participation in, be denied the benefits of, or be otherwise subjected to discrimination under the Ferndale Housing Commission's programs.

The Ferndale Housing Commission administers the Section 8 Existing Housing Program, a federal rental assistance program for low income families. Under the Section 8 Program, a family will not pay more than 30% of their monthly income for rent and utilities. The Ferndale Housing Commission pays the difference between the amount the family pays for rent and the actual contract rent of 'the unit. Families are eligible for this program if their income does not exceed federal income guidelines established for the Detroit Metropolitan area.

This program is often referred to as the "Finders Keepers" program because eligible families are required to locate their own housing from the private rental market.

The basic philosophy of the Section 8 Existing Housing Program is 'the freedom it gives families to choose their own housing. It is mutually advantageous to landlords because it guarantees them partial, timely rent payments, as well as the personal gratification of knowing that they are assisting a disadvantaged family.
